What counts as an emergency
- A burst or leaking pipe, especially inside a wall or a ceiling
- Water coming up through a floor waste, or a drain backing up into the house
- No water at all
- A hot water system leaking heavily
- A toilet that will not stop filling and is overflowing
- A gas smell. Turn the gas off at the meter, open the windows, get everyone outside, then ring
Some things feel urgent at 9pm and genuinely are not. A dripping tap or a slow-draining sink can wait until morning and will cost you less if it does. I will tell you which one you have got while you are on the phone, rather than turning up at midnight to bill you for it.
Before I get there
Your water meter is usually at the front boundary. Turning the tap next to it clockwise shuts the water to the whole house and buys you time. For a hot water system there is a second isolation valve on the cold inlet at the top of the unit. If you cannot find either of them, stay on the phone and I will find it with you.
What it costs
I quote before I start, at 2am the same as at 2pm. No call-out fee dressed up as something else, and you will know the number before anything happens.
